Foundation waterproofing and Settlement repair in Carleton Place
Challenge
A Homeowner in Carleton Place, Ontario, was experiencing concerns with both foundation water intrusion and settlement within their home.
The homeowner needed a solution to help protect the foundation from exterior water and moisture while also addressing areas where settlement had affected the structural support of the home.
Because the project involved both waterproofing and structural concerns, our crews developed a comprehensive solution designed to address the different issues together.
Our team assessed the foundation and identified areas where improvement to the exterior waterproofing system was needed, including the existing weeping tile.
The home was also experiencing settlement related concerns that required additional structural support. To address these issues, the project included installing smartjacks, supplemental beams, and joist sistering to provide additional support to the affected areas.
The goal was to improve the home's water management and structural support, helping protect the foundation while addressing the underlying settlement concerns.
Solution
Our crews completed extensive exterior waterproofing work along with structural support improvements.
Approximately 630 square feet of GeoWrap was installed as part of the exterior waterproofing system. GeoWrap provides a drainage and protection layer along the foundation, helping manage water and direct it away from the foundation wall.
The crew also applied SentrySeal to help seal and waterproof the exterior foundation surface.
As part of the waterproofing work, the existing exterior weeping tile was removed and replaced. A new updated weeping tile system was installed to improve drainage around the foundation and help collect and redirect groundwater away from the home.
Together, the SentrySeal, geowrap, and new weeping tile system provide multiple layers of exterior protection against water intrusion.
To help address the home's settlement concerns, our crews installed 12 smart jacks, each supported by a 3-5 foot concrete base.
Smartjacks are adjustable steel support posts designed to provide additional support to structural components within the home. The project included 48 linear feet of supplemental beams, providing additional structural support across the affected area.
To further reinforce the existing framing, the crew completed 22 linear feet of joist sistering. This involved adding new structural material alongside existing joists to strengthen and support the affected framing.
With the work complete, the homeowner now has a comprehensive solution addressing both foundation waterproofing and structural settlement concerns. The exterior waterproofing improvements include approximately 630 square feet of GeoWrap, SentrySeal, and a new weeping tile system to provide multiple layers of protection designed to help manage groundwater and reduce the potential for future water intrusion.
At the same time, the installation of 12 smart jacks, 48 linear feet of supplemental beams, and 22 linear feet of joist sistering provides additional structural support in the areas affected by settlement.
By addressing both the home's water management and structural needs, our crews helped provide the homeowner with a more protected and supported foundation system and greater peace of mind for the future.
