Crawlspace Moisture Control & Floor Support in Smiths Falls
Challenge
A homeowner in Smiths Falls, Ontario was experiencing several concerns with their crawlspace that were affecting the home above.
The floors above the crawlspace were sagging, indicating that the existing support beneath the floor system needed attention. At the same time, the crawlspace was experiencing moisture issues, creating an environment the homeowner wanted to improve and better protect against future moisture concerns.
The homeowner needed a solution that would address both the structural support beneath the floors and the moisture conditions within the crawlspace.
Our team assessed the crawlspace and identified two key areas requiring attention: moisture control and structural support.
The project required improvements to the crawlspace environment while also adding support beneath the affected floor system.
Our crews developed a comprehensive solution that combined crawlspace encapsulation and drainage materials with new structural support.
Solution
To help address the crawlspace's moisture concerns, our crews installed 384 square feet of CleanSpace along with 384 square feet of drainage matting. CleanSpace creates a durable barrier between the crawlspace and the surrounding ground, helping limit moisture from entering the space. The drainage matting works alongside the encapsulation system to help manage moisture beneath the crawlspace liner.
The crew also installed 70 square feet of SilverGlo within the crawlspace. SilverGlo is designed to provide insulation while also helping create a more protected crawlspace environment. Together, the CleanSpace, drainage matting, and SilverGlo helped improve the overall moisture control and insulation strategy for the crawlspace.
To address the structural concerns, our crews installed a SmartJack supported by a cast in place footing. The SmartJack provides adjustable structural support beneath the affected area, while the cast in place footing provides a stable foundation for the support system. The project also included 16 linear feet of supplemental beam, providing additional support beneath the floor system above the crawlspace. This combination was designed to provide additional support to the affected area and help address the concerns associated with the sagging floors.
As part of the project, our crews also installed a new crawlspace hatch door. The new hatch provides access to the upgraded crawlspace while helping create a more finished and manageable entry point to the space.
With the project complete, the homeowner now has a better protected crawlspace with improved moisture management, insulation, and structural support.
The installation of CleanSpace, drainage matting, and SilverGlo helped address the moisture and environmental concerns within the crawlspace, while the SmartJack, cast in place footing, and supplemental beam provided additional support beneath the sagging floors. By addressing both the crawlspace environment and the structural support above it, our crews helped create a more stable, protected, and manageable space for the homeowner.
